    ROSEWALL EXTERIOR PAINTING GUIDE






Exterior Painting

Rosewall is responsible for painting the exterior painted surfaces of each unit including exterior house walls, siding, trim, windows, shutters, pickets, handrails, gutters, downspouts, rear and side doors, and wood-made parts of the exterior wall.  Prior to painting Rosewall will pressure wash the exterior of the units to remove dirt and mildew and prepare the exterior by repairing damaged surfaces as well as scraping, caulking, puttying and spot priming as needed.  Exterior painting is done every 7 years with pressure washing at the mid-point. 






Decks and Porches

Homeowners are responsible for the costs of painting and repairing decks and porches including ceilings, floors and other painted areas inside a screened porch.  Home-owners are encouraged to use the services of the paint contractor who provides the exterior painting on the unit. When the homeowner utilizes the Rosewall painters, the owner is charged a fee and pays the contractor directly.  

Front Doors

Each homeowner is responsible for painting their front door in an approved color that is in keeping with the Williamsburg motif of the neighborhood and that compliments the color of their unit. The chips below are the Board-approved colors and are for reference. Please contact the Chairman of the Building and Grounds Committee to see the actual paint chip.  

Seven-Year Cycle

Rosewall follows a 7-year painting cycle with pressure washing done at the mid-point of he cycle.

Single Coat

Rosewall is responsible for applying one coat only for each unit.  If a color is chosen that requires a second coat, the homeowner is responsible for the additional cost.

Color - Main Exterior

Each homeowner may choose the main exterior color for their unit from the approved Rosewall Painting Color Chart that can be accessed through the Chairman of the Building and Grounds Committee.  Each unit shall use only one main color.  The color chips below are for reference only.





Color - Trim

The color of all it trim is white.  A homeowner may select another color with prior written permission from the BoardIf approved, the homeowner is responsible to maintain a supply of the trim color at all time in case of touch-ups needed due to repairs or wear.  Trim includes handrails, windows, porch railing, gutters, and downspouts.  Shutters will be painted the existing color.    




Color - Doors

The Building and Grounds Committee must approve in writing any color change to the front door.  This ensures a consistent and complementary appearance throughout the neighborhood and continues the existing Williamsburg motif.  




Rotating Colors

No two contiguous units shall have the same color.  If the owners of two contiguous units request the same color, the Building and Grounds Chairman will determine a fair way to settle the dispute.  




Inspections

Each homeowner is encouraged to periodically inspect the exterior of their home for needed repairs.  If a homeowner discovers an exterior area in need of repair, the Chairman of the Building and Grounds Committee should be contacted in writing by using the Repair Order Request Form or, in an emergency, though email.  The Chairman will schedule the repair work and notify the homeowner when the work will be done, if time permits.
